Commercial Lease Attorney for Small Businesses in New York and New Jersey
We review and negotiate commercial leases for a flat fee. For a small business leasing a single location, $2,500 covers our work from the letter of intent through lease execution, with written comments within three business days.
What We Review
We read the entire lease and focus on the terms that matter most to tenants:
- Your personal guaranty, including any "good guy" clause, and how to limit what you could owe personally
- When rent begins, including free-rent periods and protection if permits or the landlord's work are delayed
- Rent increases and additional charges such as operating expenses, real estate taxes, and common area maintenance (CAM)
- The build-out, including the landlord's work and any tenant improvement allowance
- Who pays for repairs and replacements, including major systems such as heating and air conditioning
- The length of the term, renewal options, and your options if the business grows, moves, or closes
- How you may use the space and whether you are protected from competing businesses in the same property
How It Works

Fees
Small Business Lease Review: $2,500
For a small business leasing a single location, the flat fee covers our work from the letter of intent through lease execution, including:
- Written comments on the letter of intent and the lease
- A call to walk through our comments and your priorities
- Negotiation with the landlord or its attorney until the lease is executed
The fee is payable when the lease is signed and delivered. If the lease is not signed, we bill our time at $500 an hour, and the total will not exceed $2,500.
Larger or More Complex Leases
For larger businesses, multiple locations, and transactions such as ground leases, we quote a fixed fee before we begin.
Frequently Asked Questions
How quickly can you review my lease?
We deliver written comments within three business days of receiving the lease. If your deadline is sooner, tell us when you need them, and we will confirm before we begin whether we can meet it.
Can you help before the lease is drafted?
Yes. Our flat fee covers the letter of intent, and that is the best time to negotiate. Business terms are much easier to change before the landlord's attorney drafts the lease.
I have a broker. Do I still need an attorney?
Yes. Your broker negotiates the business terms, such as rent and concessions. An attorney reviews the legal terms, including the guaranty, defaults, assignment, and your options for leaving early. The two work best together.
